What we take off your plate
Between an accepted offer and getting the keys sits a stack of legal work: title searches, transfer documents, mortgage registration, tax calculations, and money moving between banks, buyers, and sellers. That's conveyancing, and it's what we've done for Fraser Valley families since 1968.
You'll have one office handling all of it. We search the title and flag anything attached to it, prepare and register every document at the Land Title Office, calculate the adjustments for property taxes, strata fees, and utilities, hold funds in trust until every condition is met, and coordinate with your realtor, lender, and the other side's representative. The seller doesn't transfer title without getting paid. The buyer doesn't pay without receiving clear title. That's the whole job, and we make sure it happens in the right order.
Buying, selling, or refinancing
Buying a home. We review the title so you know exactly what you're purchasing, prepare the transfer and mortgage documents, calculate your Property Transfer Tax and confirm whether you qualify for an exemption, and tell you the exact amount to bring before completion. No surprises on closing day.
Selling a home. We prepare the transfer, arrange the discharge of your existing mortgage, pay the real estate commissions out of the sale proceeds on your behalf, and deliver your net proceeds with a clear final accounting.
Refinancing. Simpler than a purchase, and usually faster. We register your new mortgage, discharge the old one, and handle payouts securely. No Property Transfer Tax applies, so costs are typically limited to legal fees and registration.
The timeline
Most residential purchases and sales run 4 to 12 weeks from firm agreement to completion, with the most intensive work in the final two weeks. Refinances often finish in 2 to 4 weeks. The best thing you can do for a smooth closing is contact us as soon as your agreement goes firm.
The situations other offices turn away
Some transactions need experience that's hard to find. Two of ours come up in our Google reviews from the professionals who work with us:
First Nations leased land. Transactions on leased land follow different rules than fee simple title, and we've handled them for years. Realtors send us these files specifically.
Manufactured and mobile homes. Manufactured home transactions run through a different registry with different steps. We know the difference and handle both sides of hybrid deals.
We also regularly help buyers and sellers who can't attend in person. Land title documents must be signed in front of a notary or lawyer, so if you're out of province or overseas, we arrange a courtesy signing with a professional near you, or help you set up a specific Power of Attorney in advance.
What it costs
We charge flat rates for standard conveyancing, quoted upfront when you engage us. Your quote separates our fee from disbursements (Land Title registration, title searches, tax certificates) and any government charges, so you can see exactly where every dollar goes. Buyers also receive their exact bring-in amount before completion.
